Many of you have likely seen recent discussion around Accessory Dwelling Units (ADUs) in Durango, and I’m pleased to share a key update that will expand opportunities for homeowners in our community.
At its February 3 meeting, the City Council voted on first consideration to amend the Land Use Development Code to eliminate minimum lot size requirements for detached ADUs in Established Neighborhood (EN) zoning districts. Once adopted after the final reading, this change will mean that all parcels in EN-1, EN-2, and EN-3 zoning will be eligible to build a detached ADU, regardless of lot size – broadening who can participate in this housing option.
This update removes a barrier that previously limited ADU eligibility to larger lots, potentially allowing many more Durango homeowners to consider adding an ADU. It aligns with broader efforts to provide more housing choices in established neighborhoods while respecting local character and zoning intent.
It’s important to remember that other ADU standards remain in place, including:
- Owner occupancy: The primary residence must be owner-occupied.
- Rental restrictions: ADUs cannot be used as short-term rentals of less than 30 days.
Parking requirements: Adequate parking is still required — typically two spaces for the main home and one for the ADU, and in most cases these must be off-street spaces.
These standards remain essential for ensuring ADUs fit well within our neighborhoods and support quality of life for neighbors.
This code amendment reflects thoughtful local policymaking in response to community housing needs. If you’re considering an ADU – whether to house family, support aging in place, or add to Durango’s housing inventory – this expanded eligibility could make it more feasible for many more homeowners.
